Residential Mortgage Notes - Single Family Residence
Minimum Funding Amount: $30,000 Maximum Funding Amount: $2,000,000
First Position Notes Only: No Seconds No Interest Only Notes
Credit Requirements: Notes seasoned from 90 Days to 1 Year= 650 + Notes 1 year and older= 600+
Minimum Seasoning Requirement: 90 Days
Minimum Down Payment: 10% for notes with less than one year of pay history.
Rehab deals require at least one year of pay history.
Residential Mortgage Notes - Condo's / Duplexes / Townhomes
Minimum Funding Amount: $30,000 Maximum Funding Amount: $2,000,000
First Position Notes Only: No Seconds No Interest Only Notes
Credit Requirements: Notes seasoned from 90 Days to 1 year= 650+ Notes 1 year and older=600+

We also offer a 'Partial Purchase' options where you may sell us an agreed upon amount of future payments in exchange for a lump sum of cash. After we receive those payments the Note will be yours again. This option works great if you are looking for a quick $10,000, $20,000, or $50,000. We purchase individual loans as small as $25,000 and as large as $2,000,000. We work with all of the following forms of credit:
SECURITY TYPES: Single Family Residential, Multi-Family Residential, Condominiums, Apartment Buildings, Improved Land, Unimproved Land, Commercial Properties (all types).
NOTE TYPES: Seasoned or New Notes, Performing and Non-Performing Portfolios, First Liens, Balloons, Real Estate Mortgages, Contracts for Deed, Land Contracts, Deeds of Trust, and Partial Interest.
When we purchase your Note, all terms remain the same. We will service the note payments so you will only make payments to one company for its entire duration. Since the monthly payments will be reported to the credit reporting agencies, you may be able to improve your credit. Furthermore, we pay all closing costs.
